Client key register for cleaning and care companies

Client key register for cleaning and care companies is a SaaS idea for cleaning, home-care and property management companies that hold client keys, priced to test at $39 a month for up to 200 keys. Client keys hang on hooks with handwritten labels, or stay in staff pockets for weeks. With it, staff sign client keys out and back with a phone scan, so the office knows who holds every key.

. A starting point we wrote, not market research: run the 7-day test before you build.

What problem does it solve?

Client keys hang on hooks with handwritten labels, or stay in staff pockets for weeks. When a key goes missing, nobody knows who had it last, and the company pays for new locks.

Why now: Clients and insurers ask how keys are controlled, and any phone camera can read a key tag instantly.

What do they use today?

Most firms use a hook board, a paper sign-out sheet or a message in the staff chat. When a key goes missing, the only record of who held it is memory.

How does it work?

The office prints coded tags and ties one to each client key, with a code on the tag and never an address. A cleaner scans the tag with their phone to sign the key out, and scans it again to sign it back in. If a key stays out too long the office gets an alert, and a lost key gets a report that records the lock change.

What goes in the first version?

  • Coded key tags with no address on them
  • Sign keys out and back in by scanning the tag
  • Overdue alerts when a key is out too long
  • A full history per key for clients and insurers
  • A lost-key report with the lock change recorded

Who pays, and how much?

Price to test
$39 a month for up to 200 keys

A price that covers a set number of keys follows what the firm is actually controlling, however many staff pass them around. It replaces the hook board and the sign-out sheet.

How to test it in 7 days

  1. 1Ask five cleaning or home-care owners how they track client keys and what their last lost key cost.
  2. 2Ask two insurance brokers what key-control records they want from these firms.
  3. 3Tag one friendly firm’s keys with printed codes and track them in a sheet for a week.

Where to find the first customers

  • Cleaning and home-care business owner groups on Facebook
  • Insurance brokers who cover cleaning and care firms
  • Trade associations for cleaning and home-care providers

What are the risks?

  • Some firms are moving to key safes and smart locks, which shrinks the market.
  • Staff skip steps when rushed, so signing a key out must take seconds.

You are in a fresh copy of the shipanysaas starter kit, a pnpm and Turborepo monorepo: the Next.js web app is in apps/web and the Supabase database, with its migrations, in apps/web/supabase; with the All-in plan, the Expo phone app is in apps/native. Help me build the first version of Client key register for cleaning and care companies.

Read AGENTS.md first, then the AGENTS.md in every folder you work in: the kit's rules there win over your defaults. When a skill in .agents/skills (also in .claude/skills and .cursor/skills) matches a task, use it.

## The product
- What it does: Staff sign client keys out and back with a phone scan, so the office knows who holds every key.
- Who pays: Cleaning, home-care and property management companies that hold client keys
- Their problem: Client keys hang on hooks with handwritten labels, or stay in staff pockets for weeks. When a key goes missing, nobody knows who had it last, and the company pays for new locks.
- Price to test: $39 a month for up to 200 keys (a plan in apps/web/config/billing.config.ts)

## Build only this first version
1. Coded key tags with no address on them
2. Sign keys out and back in by scanning the tag
3. Overdue alerts when a key is out too long
4. A full history per key for clients and insurers
5. A lost-key report with the lock change recorded

## Already in the kit: reuse it, never rebuild it
- Teams and roles: team accounts with members, roles and invitations
- Billing: Stripe or Lemon Squeezy subscriptions, per seat or usage-based, and one-off payments
- Emails: transactional email through Resend or Nodemailer
- In-app notifications: a notifications bell in the web app
- Phone app: an iPhone, iPad and Android app on the same backend (All-in plan)

## New code it needs
- Printable coded key tags
- Phone scanning to sign keys in and out
- Overdue alerts and key history

## How to work
1. Plan first: list the database tables (with row-level security, so each team only sees its own rows), the pages and the server actions for the first feature. Then stop and wait for my OK.
2. Build one feature at a time with the kit's own UI and form components, with a migration for every schema change and user-facing text in the translation files.
3. After each feature, run the verification steps in AGENTS.md, fix what they find, and tell me what you built and what comes next.

## Rules
- Ask me before you add a dependency, delete a file, or change sign-in, billing or the admin panel.
- Leave the parts of the kit this product doesn't use as they are.
- If apps/native is not in your copy (the Starter plan), build the web app only.

Done when every first-version feature works for a signed-in team and the AGENTS.md checks pass.
