Rent tracking and late reminders for small landlords

Rent tracking and late reminders for small landlords is a SaaS idea for landlords who own between two and twenty rental units themselves, priced to test at $12 a month for up to ten units. Rent arrives on different days through bank transfers, and landlords check their bank app line by line. With it, landlords with a few units see who has paid this month, and late tenants get polite, dated reminder emails.

. A starting point we wrote, not market research: run the 7-day test before you build.

What problem does it solve?

Rent arrives on different days through bank transfers, and landlords check their bank app line by line. Chasing late rent feels awkward, so reminders go out late or not at all.

Why now: Rent now arrives by bank transfer rather than cash or cheque, so a statement file can be matched to tenants automatically.

What do they use today?

Most small landlords keep a notebook or a simple spreadsheet and compare it with their bank statement each month. Reminders go out by text message when they remember, with no record of what was said.

How does it work?

With the units, tenants and due dates already set up, the landlord uploads a bank statement file each month, and payments are matched to tenants, or marked paid by hand. Anyone still unpaid gets a polite reminder on the schedule the landlord sets, and each reminder is logged with its date. At year end the landlord hands the accountant an income summary for each unit.

What goes in the first version?

  • Units, tenants, rent amounts and due dates
  • Mark rent paid, or match it from a bank statement file
  • Polite reminder emails on a schedule the landlord sets
  • A dated log of every reminder sent
  • Year-end income summary per unit to hand to an accountant

Who pays, and how much?

Who pays

Price to test
$12 a month for up to ten units

Landlords with a few units think of rent as one monthly job, so a flat price for up to ten units fits. It does not change when a tenant leaves or a unit sits empty.

How to test it in 7 days

  1. 1Ask ten landlords in landlord groups on Facebook how they track rent and chase late payers.
  2. 2Ask one landlord for an anonymised statement, match it by hand, and show them the result.
  3. 3Put up a landing page with the $12 price and count sign-ups from one post in a landlord forum.

Where to find the first customers

  • Landlord groups on Facebook
  • Property investing and landlord subreddits
  • The local landlord association

What are the risks?

  • Free landlord apps exist; the reminder log and bank matching must clearly save time.
  • Reminder wording must stay polite and within local rules on chasing debts.

You are in a fresh copy of the shipanysaas starter kit, a pnpm and Turborepo monorepo: the Next.js web app is in apps/web and the Supabase database, with its migrations, in apps/web/supabase. Help me build the first version of Rent tracking and late reminders for small landlords.

Read AGENTS.md first, then the AGENTS.md in every folder you work in: the kit's rules there win over your defaults. When a skill in .agents/skills (also in .claude/skills and .cursor/skills) matches a task, use it.

## The product
- What it does: Landlords with a few units see who has paid this month, and late tenants get polite, dated reminder emails.
- Who pays: Landlords who own between two and twenty rental units themselves
- Their problem: Rent arrives on different days through bank transfers, and landlords check their bank app line by line. Chasing late rent feels awkward, so reminders go out late or not at all.
- Price to test: $12 a month for up to ten units (a plan in apps/web/config/billing.config.ts)

## Build only this first version
1. Units, tenants, rent amounts and due dates
2. Mark rent paid, or match it from a bank statement file
3. Polite reminder emails on a schedule the landlord sets
4. A dated log of every reminder sent
5. Year-end income summary per unit to hand to an accountant

## Already in the kit: reuse it, never rebuild it
- Teams and roles: team accounts with members, roles and invitations
- Billing: Stripe or Lemon Squeezy subscriptions, per seat or usage-based, and one-off payments
- Emails: transactional email through Resend or Nodemailer
- In-app notifications: a notifications bell in the web app

## New code it needs
- Units, tenants and rent schedules
- Bank statement import and matching
- Scheduled reminder emails with a dated log

## How to work
1. Plan first: list the database tables (with row-level security, so each team only sees its own rows), the pages and the server actions for the first feature. Then stop and wait for my OK.
2. Build one feature at a time with the kit's own UI and form components, with a migration for every schema change and user-facing text in the translation files.
3. After each feature, run the verification steps in AGENTS.md, fix what they find, and tell me what you built and what comes next.

## Rules
- Ask me before you add a dependency, delete a file, or change sign-in, billing or the admin panel.
- Leave the parts of the kit this product doesn't use as they are.

Done when every first-version feature works for a signed-in team and the AGENTS.md checks pass.
